Platinum Apartments was a unique project. There were many obstacles which had to be overcome to allow for this solar project to proceed. Some of the biggest hurdles included:
1. The height of the building. The rooftop would be subject to higher wind speeds than at ground level.
2. The close proximity to the ocean. The apartment complex was less than 200m from the waters edge which meant that the solar equipment would be exposed to a high concentration of salt spray.
3. The roof of the apartment block was a sealed surface that had been engineered to provide a 100% waterproof barrier. We were not able to penetrate this surface membrane.
1. To fix the height, wind, corrosion issue as well as come up with a solution which did not necessitate the penetration of the roof membrane we had to source a specialist flat roof ballast mounting system from Germany. This highly specialised roof mounting system has been used in larger commercial jobs in the USA and Germany but the company had very little penetration into the Australian market. The result was very successful for the both our client and the manufacturer.
Platinum Apartments in Coffs Harbour now have a working solar system that has been sized to eliminate as much as 90% of the apartment blocks daytime energy demands. The reduction in energy costs will benefit all residents with a reduced body corporate levy.
